Demo, Remodel, Rehab, or New Build: What's Right for Your Property?

If you own a home on the Treasure Coast and you're wondering whether to gut it, remodel it, rehab it, or tear it down and start over, you're not alone. It's one of the most common questions I get, and there's no one-size-fits-all answer. What I can tell you is this: Groza Builders does all four, and we've been doing it since 1986.

Most people know us as a custom home builder. Fewer know we also handle full demolition, whole-home remodeling, and complete property rehabs. This post breaks down what each option actually means, when it makes sense, and how we work.


What "Full Demo" Actually Means

Full demolition means we strip a structure down to the lot, or down to the foundation if that's salvageable, and rebuild from there. Homeowners choose this route when:

  • The existing structure has foundation, roof, or structural damage that makes renovation more expensive than starting fresh

  • The layout doesn't work no matter how you renovate around it

  • You bought land with a teardown property already on it

  • Storm or water damage has made the home unsafe or unlivable

We handle permitting, utility disconnects, debris removal, and site prep as part of the demo process. You're not coordinating five different contractors. You're working with one team from teardown to move-in.


Whole-Home Remodeling

Remodeling covers everything from a single-room renovation to a full interior overhaul where we keep the shell and rebuild everything inside it. This is usually the right call when:

  • The bones of the house are solid (foundation, roof, structure)

  • You want to update the layout, finishes, kitchen, bathrooms, or systems (electrical, plumbing, HVAC)

  • You're trying to bring an older home up to current standards without the cost of a full rebuild

Remodels are also where we see the most misjudged budgets. Older Treasure Coast homes often have surprises behind the walls, outdated wiring, old plumbing, code issues from a previous addition. We build that inspection into the process up front so you're not blindsided mid-project.


Full Renovation: When a Property Needs Everything

Renovation is its own category, and it's become one of our most requested services. This is for investment properties, inherited homes, or houses that have sat vacant and need structural, mechanical, and cosmetic work all at once. A full renovation typically includes:

  • Structural repairs

  • Roof, plumbing, and electrical system updates

  • Full interior reconstruction

  • Exterior and code compliance work

If you're an investor working a flip or a rental, or you inherited a property that needs real work before it's livable or sellable, this is where we spend a lot of our time. We can scope it, price it, and run the whole job.


New Custom Construction

This is where Groza Builders started, and it's still a large part of what we do. If the lot is right and starting from scratch makes more financial sense than renovating, we build the home from the ground up, from architectural planning and permitting through final walkthrough. Founder John Groza built this company on custom new builds, and that's still the foundation of everything else we do.

Here's the honest answer to "which one do I need": most properties don't fit neatly into one category, and you don't have to figure that out on your own. Some jobs start as a remodel and turn into a rehab once we're inside the walls. Some start as a rehab and make more sense as a full demo once we see the foundation. We scope the actual condition of your property and tell you straight what it needs, not what's easiest for us to sell you.

We'll walk you through what's available for your specific project.
